Overview

 

As smart buildings grow in adoption, energy management has become a critical operational pillar. The client — a large smart building in Neihu, Taipei — integrates multiple subsystems including access control, parking, and surveillance. ZCOM was commissioned to deploy the zEMS energy management platform for real-time electricity and water monitoring, with demand response integration. The key challenge: seamless cross-platform integration without altering the existing building management system architecture. 

  

Project Requirements 

 

-      Unify multiple subsystems (access control, parking, surveillance, EMS) under a single management platform

 

-     Real-time monitoring of building electricity and water consumption

 

-     Support Taipower demand response to reduce contracted capacity overrun risk

 

-      Interface with the existing smart building platform without disrupting current operations

-      Deployed zEMS platform connecting to on-site RTU devices via TCP/IP intranet

 

-      Integrated electricity meters, water meters, CO sensors, temperature/humidity sensors, and HVAC units via RS-485/MODBUS protocol

 

-      Demand response signals output via TCP-DO, interfacing with the existing platform's DI-TCP input to ensure reliable signal delivery

3.     Management Layer: zEMS centralizes data monitoring and analysis; TCP-DO output interfaces with existing platform DI-TCP for cross-platform integration
